Commercial property insurance covers manufacturing equipment and machinery through Business Personal Property (BPP) coverage, designated as Coverage B under the Insurance Services Office (ISO) Building and Personal Property Coverage Form CP 00 10.Â
Â
This coverage insures machinery, equipment, tools, and processing equipment owned by the manufacturer or for which the manufacturer has a contractual obligation to insure. The policy responds to direct physical loss or damage from covered causes of loss, with the extent of perils covered determined by the Causes of Loss form attached—Basic, Broad, or Special form.
Â
Manufacturing equipment coverage under BPP includes production machinery, assembly line equipment, fabrication tools, testing equipment, computer numerical control (CNC) machines, and material handling equipment located at the insured premises. The coverage applies whether equipment is permanently installed or portable, though some policies require scheduling of high-value items exceeding specified thresholds.
Â
Valuation of equipment losses occurs on either Actual Cash Value (ACV) basis, which applies depreciation based on age and condition, or Replacement Cost Value (RCV) basis when the Replacement Cost Optional Coverage endorsement is purchased.Â
Â
ACV settlements deduct depreciation from the replacement cost, while RCV pays the full cost to replace equipment with similar kind and quality without depreciation deduction.
The coinsurance clause in commercial property policies requires manufacturers to insure equipment to a specified percentage of its actual value—typically 80%, 90%, or 100%—to avoid penalties at the time of loss. When equipment is underinsured relative to the coinsurance requirement, the insurer applies a coinsurance penalty that reduces the claim payment proportionally.
Equipment Breakdown Coverage, formerly called Boiler and Machinery insurance, provides additional protection for mechanical breakdown, electrical failure, and operator error that would not be covered under standard Causes of Loss forms. This coverage is particularly critical for manufacturers whose production machinery operates under pressure, generates power, or controls critical manufacturing processes.
Policy deductibles apply to equipment claims, with standard deductibles ranging from $1,000 to $5,000 for most covered causes of loss, though higher deductibles of $10,000 to $25,000 or more are common for wind, hail, or earthquake coverage.
Equipment Breakdown Coverage typically carries separate deductibles between $1,000 and $5,000 per occurrence. Coverage limits for manufacturing equipment are established based on the total insurable value of all business personal property at each location, or under a blanket limit covering multiple locations.
